Background
The ABSA House Price Index is a monthly report that looks at the rate of change in residential property prices as well as the current average house price.

The data used to produce this report is sourced from properties that have an ABSA bond registered over them.

The Absa House Price Index is split into 3 major groups:
Small Houses
Small Houses are defined as being between 80 – 140 sqr meters.
In the April 2012 Index prices of small houses declined by 19,1% over a 12 month period.
The average price of houses in this category was R620 700.

Medium-Sized Houses
Medium-Sized Houses are defined as being between 141 – 220 sqr meters.
In the April 2012 Index prices of medium-sized houses declined by 0.6% since April 2011.
The average price of houses in this category was R961 600.

Larger Houses
Large Houses are defined as being between 221 – 400 sqr meters.
In the April 2012 Index prices of large houses declined by 0.4% since April 2011.
The average price of houses in this category was R1 476 00
